Simple Storage Tips for Your Small Apartment

While online apartment applications are what we’re all about here at Rocket Lease, we also like to provide plenty of landlord and tenant tips each week. You’ve probably noticed our posts on spring cleaning tips and apartment decorating tips in the past few weeks. Well, if you’re a renter, then today’s post is also for you. Below we discuss how to store all of your special crap in a super small apartment without making it feel cluttered or crammed.

1. Be Creative – Creativity is the key when you’re living in a small apartment for both storing and decorating. Finding funky ways to keep your stuff stored in out-of-the-way spots is the name of the game. Think about all those cupboards in the kitchen, are they all completely full? What about in the bathroom? How about on top of the refrigerator or on top of a book shelf? Is there room under the bed? The opportunities for storage in nearly any living space are a lot more abundant than you might think at first glance.

2. Think Multi-Purpose – If you’re just moving into a new apartment or are looking to buy new furniture, try and find something that is multi-purpose and has multiple different uses. Excellent examples of multi-purpose pieces that help with storage include beds with drawers beneath, a chest used as a coffee table, and ottomans with space inside. You can also hang organizers (think shoe racks) on the backs of doors.

3. Do DIY – While DIY is great in any setting, making your own storage/organization doo-dads is extra great in a small apartment. 4. Get Rid of Excess – One of the absolute best ways to keep your small apartment clutter free is to throw out anything that you don’t need. Living in a small space really puts your priorities in order as far as personal possessions go. It’s a great opportunity to cut down on your junk and donate to a good cause by dropping your extras off at a thrift store or charity.

Stay Healthy as a Property Manager

Let’s just face it: ‘property manager’ probably is nowhere near the most physically active job around. A large part of the day is spent sitting behind a desk or driving to and from rental showings. Truth be told, if you’re a property manager, you probably spend a lot more time on your bum than is ideal.

That is exactly why it is so important to lead a healthy lifestyle as a property manager. For one thing, it will keep you healthier overall and lower your risk for a number of diseases. It will make you much happier. Staying healthy as a property manager will also help you do a better job at work. It will up your productivity and your creativity. Best of all, it lowers your stress.

Below are five of the ways that I stay healthy as a property manager. They’re all small little things that make big differences both in how I feel and in how much I get done during the day.

Get Up and Stretch During the Day

On those days that I am pretty much immobile at my desk for eight hours straight – which is quite a few of them, I make it my mission to get up and stretch at least once per hour. Luckily, I’m my own boss, so I can do this pretty much whenever I like. I’ll get up out of my chair, walk around the office a bit, and stretch out my arms, legs, neck, and back.

Arrive at Showings a Little Early

Whenever I have a rental showing scheduled, I try to arrive at the property a half hour to an hour early. While my main reason for doing this is so that I can check up on the property and get things into ‘showing’ order, I also use the extra time to take a quick walk around the block. Doing this allows me to give my legs a much-needed stretch without wasting any of my workday – I use the walk to check on things around the neighborhood and see if anything new is happening.

Bring Your Own Lunch

If you’re a property manager, you probably eat out a lot. I know that I do. There are some great spots right near my office. Unfortunately, I’m often tempted to eat something quick, easy, and unhealthy because I’m just so busy with work. Days that I am doing a lot of showings are even worse – it’s hard not to pull in somewhere for a quick bite when you are spending so much time in your car. To cut down on the amount of unhealthy food that I eat, I almost always try to pack my own healthy lunch. I make sure to include enough fruits and veggies to get me through the day and a tasty centerpiece like a sandwich.

Get Off Your Feet at Home

It’s hard not to just flop down on the couch after a long day at the office. However, if you’re sitting all day at work, it is essential to your health that you don’t just do the same at home. I try to attend Cross Fit sessions whenever possible. If I can’t make it, I might shoot some hoops for a bit or even just take a twenty minute walk around my neighborhood. Even the smallest amount of exercise each evening can do wonders for your health and productivity.

Drink Enough Water

It’s amazing how many people don’t drink enough water each day! It is one of the most important things that you can do for your body. In addition to keeping your body healthy, eight or more glasses or water per day helps your brain. I know that I’m always a lot sharper and more energized when I’m fully hydrated. I get a lot more done.

What Does YOUR City’s Rental Market Look Like?

Have you ever wondered what features and amenities are being offered in your rental market? Or what makes your rental market different from other rental markets?

We were wondering the same thing so we did a little research. We took a few days worth of rental listing data in 22 US rental markets, then created word clouds with the listing data. Word clouds highlight words that appear most frequently in a sample, so you can think of the resulting word clouds as a visual insight into the characteristics of the corresponding rental market.

We’ve posted some samples for your viewing pleasure. You’ll probably recognize neighborhood names — see if you can find other telltale signs of your city’s local flavor!

 

A couple of the things we’ve noticed:

  1. Cities like Seattle, Topeka, and Los Angeles have a lot of emphasis on words like “house” and “home“, but those aren’t nearly as prominent in Chicago and New York. Our theory: Chicago and NYC have less standalone houses for rent and highrises and multiunit rentals.
  2. NYC in particular has a heavy emphasis on indicators of size: “huge“, “spacious“, “large” — we found that funny because NYC apartments are almost certainly the smallest, so property managers are probably trying to lure renters with the promise of a big rental.
  3. NYC — “renovated” was a popular word — New York probably has the oldest buildings, and apparently recently renovated units are a huge selling point!
  4. Miami — “Beach” — The only city in the list known for their beaches!
  5. Los Angeles — “Parking” appeared more prominently here than for any other city — Not surprisingly, absent from Chicago and NYC offerings. We suspect its missing from Seattle as well because parking availability is just assumed.

Would You Buy or Rent a Celebrity’s Home?

When you spend as much time keeping tabs on the real estate industry and rental market as we do, you can’t help but notice some trends.  And one thing that seems to pop up each and every week is a story about a celebrity (or a former pairing of celebrities, in some instances) selling his or her home.  Not that it’s in this blogger’s budget, but it got us at Rocket Lease thinking: what would it be like to buy a house that used to have a high profile owner?  Would you do it?  Let’s take a second to think about the pros and cons of buying a celebrity home.

If you’re lucky enough to buy a home that was featured in celebrity arrest, the likelihood of finding pictures of it online that were shot from a helicopter are extremely high.  These types of photos can come in handy when trying to arrange furniture or figure out the best escape routes should those cops ever come for you.

Mistakenly Receiving Their Mail & Unsolicited Scripts

It’s always annoying to get someone else’s mail after you move in to a new home, but it’s even more annoying when that mail consists of autograph requests and scripts for the next great indie comedy that you will definitely love if you just read it!  You could consider the endless supply of scrap paper to be a pro, but you probably don’t.

Celebrity Neighbors

Unless they’re the weird kind of celebrity that prefers to hole up in Wyoming when they’re not on set, most celebrities live in close proximity to their celebrity brethren.  This might be great if you like hobnobbing and namedropping, but it might be awful if you have to cope with TMZ photogs and Lindsey Lohan walks of shame.  Plus your neighborly disputes might end up somewhere a little more visible than the neighborhood ledger.

But What About the Money?

Most people do agree that the celebrity factor can help a house fetch a higher price.  While this isn’t necessarily a selling point when you’re looking to buy, it’s always something you could mention if you decide to rent the house out, like Meg Ryan did with her home, for something like $40,000 A MONTH.  We can only  imagine that those renters went through a credit check or two.

4 Weird Tenants You Wouldn’t Want In Your House

There are a lot of ways to avoid the worst kind of tenants (like those that don’t pay their rent on time or who have a history of being loud or otherwise problematic) but some human behavior is well beyond the realm of something that could be predicted by a credit check.  Take a gander at some of these weird houses and thank your lucky stars these aren’t your tenants.*

1. The Bunny Museum

Most homes become museums of sorts for those things that the occupant holds near and dear whether it’s a ticket stub from a Bon Jovi concert or a plasma screen tv that they saved up for.  But for Candace Frazee and Steve Lubanski, their home has become a very literal museum for all of the bunny memorabilia they’ve collected over the years to create The Bunny Museum.  Out of the kindness of their hearts, they let the public traipse through their home regularly to look at all of their bunnies, including the real ones that live there.  I can only imagine the difficulty a landlord might have inspecting a house fully of rabbits!  Check out the video below for an informative explanation of what admission costs (it’s veggies for the bun buns):

2. The Hobbit House

In another case of extreme fandom, an English family built their house to look like it came right out of Middle Earth.  Check with a lawyer before you decide to put a “No Hobbits” clause in your lease agreement!

3. The Hello Kitty Obsessed

Pretty much everyone has got some secret affinity for something from their childhood whether it’s a Transformers collection under the bed or a ratty stuffed animal from the State Fair, but the owners of this house in Shanghai have taken that obsession in the very adult world of homeownership.  They completely renovated this home in a Hello Kitty theme from the inside out.  At least pastel pink is easy to paint over…

4. Weird Steve

We’re not passing any judgments on Steve, he actually seems completely fine being referred to as weird and once you see what he keep in his Seattle home, you’ll be able to see why.  From hundreds of antique toasters to a chill-inducing collection of literally two-faced animals, some people have called his home a Real Life Addams Family house.  All we know is if you found out tenant had a 13’ high minotaur bust in the backyard, you might think twice about renewing their lease!
